Q: How many units are available in the Crystal Fund?

A: There are 45 Units in total.

Q: How were the countries chosen?

A: The Countries were chosen, after significant research, partly to give the Owners a mix of spring, summer, autumn and winter sunshine, plus top-class golf, but mainly with an eye to the greatest likelihood of increases to property values over the life of the fund.

Q: What happens if I don’t like one of the countries?

A: It can happen! There is no requirement to go to every property during the lifetime of the Crystal Fund – you may find that you have a favourite location that you go back to more often than the others – it is your choice.

The Properties

Q: What services are provided?

A: The cost of all utilities are included along with a Housekeeper/Cook who will be available to you during your stay, maid service as required and a Gardener/pool person.

Q: Do you have babysitters / nannies / chefs etc.?

A: Babysitters / Nannies / chefs etc. will be available to book at extra cost.  You may also wish to book other services such as car hire, transfers from the airport etc. through Rocksure Property ltd.

Q: What is the Average value of the properties?

A: The average value of the properties will be around $1.5 - $2.5 million

Q: How can I be sure that the properties are up to the standard described?

A: The Value of the properties is an indication of the standard and the photographs and descriptions on the web site are all of properties purchased by the Rocksure Property Alpha  and Bravo Funds with an average value of £1 Million.

Q: Will the Properties remain the same during the life of the Crystal Fund?

A: The Properties are likely to remain the same during the life of the Crystal Fund but there may be an instance where it makes financial sense to sell a property (for example if an outstanding offer is received for a particular property). In that case, another similar property would be purchased.

A: Once you are registered, we will be able to send you further details. Registering your interest does not constitute any commitment from you to invest.

Q: What is the proposed timetable?

A: The Crystal Fund is likely to have its First Closing in the next few weeks, after which the purchase of the properties will start.

Q: How can I receive the Rocksure Property Crystal Fund Private Placement Memorandum?

A: To comply with FSA rules, we need to receive a completed Certified High Net Worth form before we can send you a copy of  the Private Placement Memorandum. Click here to download a copy of the Certified High Net Worth form. Please fill out and sign the form and initial the first page and send it back to Rocksure Property, The Old Brewery, Priory Lane, Burford, Oxon OX18 4SG.

Q: What are the duties of the Adviser?

A: Rocksure Property Ltd. will be responsible for the following:
• Finding and negotiating the purchase of the Properties, dealing with the lawyers, contracts etc.
• Furnishing the Properties
• Renovating parts of the Properties if required
• Installing state of the art entertainment systems
• Finding and managing the staff at the properties
• Arranging the payment of Utilities and local taxes
• Annual Maintenance of the Properties
• Providing a booking system for the Investors
• Renting out the weeks not utilised by the Investors
• Selling the Properties at the end of the term. 

Booking

Q: How many weeks do I get at the properties?

A: Each Investor holding 1 Unit will receive an average of up to 4 weeks at the properties – this is made up of an average of 2 High season weeks and 2 Mid season weeks.

Q: How do I book my weeks?

A: There is a private web site which allows you to book your weeks and see the availability at each of the properties.  Because the properties are likely to vary in value and rental worth, each Investor will receive "Rocksure Pounds" equivalent to the average rental value of the properties of 2 High Season Weeks and 2 Mid season weeks.  This will mean that should you wish to stay at a cheaper property (in Morocco, say), you will be able to have more weeks there compared to a more expensive property.

Q: What happens if I don’t have enough "Rocksure Pounds" for my selected week(s)?

A: Further "Rocksure Pounds" can be purchased and the revenue goes directly into the Property Fund.

Q: Can I give a week to friends or family?

A: Yes, there are no restrictions on who you give your week(s) to. You do, however, retain the responsibility for any damage caused to the property during the period that your friends/family are in residence.

Q: Can I rent out a week at a property commercially?

A: Yes, although we do ask that you rent the week(s) through us so that we can ensure the proper legal agreements, deposits etc. are in place.

Q: Can I go for less than a week?

A: Most properties are structured on a weekly basis.  You can go for less than a week but the number of "Rocksure Pounds" would be the same as a whole week.

Q: Why are some of the weeks rented out?

A: Some of the weeks at the properties are rented to help cover the costs of staffing, utilities, annual maintenance and taxes.

Q: How early can I book my weeks?

A: The investors will have priority in booking weeks at the properties and this will be available up to a year ahead.

Q: What happens if the week I want is not available?

A: It may happen that another Investor has booked a week at a particular property that you want but the total number of weeks allocated to the Investors represents only 57% of the total weeks at the properties, so there should be plenty of available space – there is a priority system for peak and high seasons weeks for bookings between 1 year and 9 months out, to ensure fairness between investors.

Q: What happens if for some reason, I can’t take all the weeks at the property?

A: Your entitlement can be rolled forward to the following year and can be used for low, and mid seasons.

Charges

Q: Crystal Fund - Are there any yearly charges?

A: There is an annual management and maintenance charge to help cover the costs of running the properties: This is £4,800 per unit in 2012, but it is linked to the success of the rental programme – there could be a small adjustment, up or down.

Q: Are there any extra charges?

A: There is a Seasonal Charge which is £400 per week for High Season weeks and £800 per week for Peak Season weeks.  There is no Seasonal Charge for Mid or Low Season weeks and no other charges are anticipated during the lifetime of the Crystal Fund.

Q: What responsibilities do I have regarding the properties?

A: The beauty of the concept is that Rocksure Property Ltd. has the responsibility for looking after the properties including all staffing, annual maintenance and utilities. All you need to do is sit back and enjoy your properties.

Q: Can i use any other Properties?

A: Yes, you can use all the other Rocksure Properties under the InterFund Programme and you can also use all of Rocksure's Partner Properties under the Partner Property Programme.

Q: How many Units are available in the Fund?

Q: Is there a special deal for late bookings?

A: Bookings can be made within 30 days’ of travel prior may now be made on a nightly
basis at a cost of only €150 per night.  This does not affect your allocation of nights.

A: We have a high level concierge service at each of the properties, which is also available before you travel.  Babysitters / Nannies / chefs etc. are available to book at extra cost.  You may also wish to book other services such as car hire, transfers from the airport etc.

Q: What is the average value of the properties?

A: The average value of the properties will be over €1.2 Million.

Q: Will the Properties remain the same during the life of the Fund?

A: The Properties are likely to remain the same during the life of the Fund but there may be an instance where it makes financial sense to sell a property (for example if an outstanding offer is received for a particular property). In that case, another similar property would be purchased in the same location.

Booking

Q: How much time do I get at the properties?

A: Each Investor holding 1 Unit will be able to spend between 14 and 24 nights a year at the properties.

Q: How do I book my nights?

A: There is an investors website which allows you to book your nights and see the availability at each of the properties.  Alternatively you may wish to book nights over the telephone.

Q: Can I give nights to friends or family?

A: Yes, there are no restrictions on who you give your nights to.  You do, however, retain the responsibility if any damage is caused to the property during the period that your friends/family are in residence.

Q: Can I go for less than a week?

A: The properties are structured on a 3 night weekend and 4 night mid week basis.  You can go for less than a 3 or 4 nights but the number of "Rocksure Pounds" would be the same as the weekend/midweek rate.  You can also go for a whole week or more, should you wish.  Within 30 days, you are free to choose how many nights you wish to go for.

Q: How early can I book my nights?

A: You can book nights from 1 year in advance.

Q: What happens if the nights I want is not available?

A: It may happen that another Investor has booked a night at a particular property that you want but the total number of nights allocated to the Investors represents only 69% of the total nights at the properties, so there should be plenty of available space – there is a priority system for peak and high seasons nights for bookings between 1 year and 9 months out, to ensure fairness between investors.

Q: What happens if for some reason, I can’t take all the nights at the property?

A: Your entitlement can be rolled forward to the following year and can be used for weekday stays. You can also give some of your nights to family and friends or rent them out to produce an income.

Charges

Q: Are there any yearly charges?

A: There is a small annual management and maintenance charge to help cover the costs of running the properties: This is €2,100 per unit for the first year for a Full Unit.

Q: Are there any extra charges?

A: There is a 'Visit Charge' of €200 per visit (not per person) to each property. No other charges are anticipated during the lifetime of the Fund.
